Legal fees

Whenever you buy, sell or remortgage a property, there is some legal paperwork that needs to be completed by a solicitor or a licensed conveyancer.

During the buying and selling process this involves preparing contracts, dealing with the other side, arranging the monies and also acting on behalf of the lender to ensure that everything is in order.

If you are buying and selling then although it is likely that the same solicitor or conveyancer will deal with both aspects, they are separate transactions and you will pay for each one. As a guideline you should expect to pay around £300 - £500 for the legal work on each transaction although you will have other costs such as Land Registry and Stamp Duty Tax if applicable (for properties over £175,000)

If you are remortgaging then the process is simplified as you are only changing the lender and not the owners. The legal fees for a standard remortgage should be around £250 although again, most lenders will offer incentive packages including a free legal service if you are remortgageing to them.
